Cost-effective and long-term loan finance is available to private registered housing providers, supporting the delivery of new-build affordable homes in England, and maximising the number of new affordable homes providers are able to deliver.

The Affordable Homes Guarantee Scheme 2020 provides low-cost, flexible and long-term loans to help fund investment in new and existing affordable homes across England, including those for social rent, affordable rent and shared ownership.

The loans will be secured against existing affordable housing assets charged to the lender, with a borrower undertaking to develop Approved Pipeline Schemes identified from a borrower’s development pipeline that will deliver new-build affordable homes.

The primary objective of the scheme is to provide longer-term, lower-cost, fixed rate debt to registered providers to enable them to deliver more affordable homes than would otherwise have been the case.

February 2024: £3 billion affordable housing boost to deliver 20,000 new homes

The government has announced that 20,000 new affordable homes will be built across the country, helping more people into home ownership. This is being achieved by a £3 billion increase to the Affordable Homes Scheme. The expansion of the scheme will support thousands of new homes.

For the first time, the scheme can also be used to upgrade existing properties, making them warm and decent for tenants.
